What Makes It Hybrid
A traditional timber barn home — heavy timber framing, hand-cut joinery, a structure built to last generations — is the kind of home a lot of people dream about. The fully custom version is also a serious investment, and one that’s out of reach for many. The Hybrid Barn was designed to change that.
A hybrid barn home keeps what defines a timber barn home and adapts it for everyday New Zealanders. The traditional mortise and tenon timber framing stays where you’ll see it and feel it most: the verandas, the kitchen, the main living spaces. That’s where the craft is concentrated and what sets these homes apart from other contemporary home designs.
In the secondary spaces — bedrooms, services, behind the scenes — the build uses more conventional construction. The home keeps the look and feel of a barn home throughout, with the craft reserved for the parts of the home where it matters most.
The design was developed by our partner Heritage Timbercraft in 2025, and it’s been built and lived in here in New Zealand. Because it’s a defined product you know what you’re getting before you commit.
The Concept
The hybrid is built to a defined floor plan, set up by Heritage Timbercraft and refined for New Zealand conditions. Here’s what’s in the standard build:

One feature worth calling out specifically – the design has been refined over years to include a remarkable amount of storage. It’s not the kind of thing that sells a home on first viewing, but anyone who’s built or bought before will tell you that generous, accessible storage is one of the biggest quality-of-life features a floor plan can offer. This plan delivers on that quietly, and consistently, throughout the home.
The plan can be upgraded – more timber added, finishes lifted, additional features specified – and we’ll talk through what that looks like and what it costs as part of the design conversation.
All timber in a hybrid barn home is grown right here in New Zealand. We commonly work with Douglas Fir, Macrocarpa, and English Oak. We work with other species, and talk through which timber is right for your home.
Designed by Heritage Timbercraft, Built by Us
Heritage Timbercraft are based on Mohaka River Farm in Hawke’s Bay, a tight-knit operation cutting some of New Zealand’s finest hand-crafted timber frames. The team know every tree, mill every beam, and cut every mortise and tenon by hand. They’re the craftspeople behind the timber side of every barn home we build — and the reason these homes carry an integrity that’s hard to find anywhere else in the country.
It’s a partnership, not a supply arrangement. They source and craft the timber. We bring the home together on your section, manage the rest of the build, and make sure the design, the engineering, and the finishing all hold up to the standard the frame deserves.

What makes the Hybrid Barn different from a fully custom home?
The Hybrid Barn works from a carefully resolved floor plan and construction approach — meaning less time spent on architectural decisions that have already been well thought through, and more time focused on what makes the home yours. The character and craftsmanship of a Heritage Timbercraft barn home are still very much present. The process to get there is more defined.
Why do people choose the Hybrid Barn over a fully custom build?
Usually it comes down to one or more of three things: cost, clarity, and confidence. The hybrid offers a more accessible price point, a process where the big decisions are already made, and pricing that’s up front rather than something that evolves through a long design phase. For a lot of people, that’s not a compromise — it’s exactly what they were looking for.
What does the build process actually look like?
It typically runs in a few key stages. First, an initial conversation to talk through the plan, your section, and what the build would look like for your section. From there, we’ll work through site assessment, consenting, and finalising your selections. Then construction begins — the timber frame comes from Heritage Timbercraft in Hawke’s Bay, and the full build is managed by us on your site.
Can the home still be personalised?
Yes. The core layout is predefined, but there’s real flexibility in finishes, fittings, material selections, and how the home is oriented and positioned on your land. You can also upgrade — more timber, lifted specifications, additional features — and we’ll talk through what that looks like and what it adds to the cost.
What is the benefit of working from a predefined plan?
A predefined plan brings clarity and confidence to the process. Much of the heavy architectural thinking has already been resolved, which means fewer decisions, fewer surprises, and a clearer path from conversation to completion. You focus on the things that make the home feel personal — not on decisions that have already been made well.
Do I need to have a section before we talk?
No. Some people come to us with land ready to go; others are still working out where they want to build. Either way, a conversation early on is useful — it helps you understand what the build would involve before you’ve committed to anything.
